Bayswater Strata Block

Eight units under one continuous roof, with a strata council making the decision and eight households living underneath it while the work happened.

We wrote a condition report first so the council had something to vote on, then staged the job in four sections. Each section was stripped, sarked and sheeted inside a working week, so no unit was ever without a watertight roof overnight and no tenant lost access to their own front door.

The box gutter was the real problem and had been for years. It was undersized for the catchment, so we replaced it and added two outlets rather than re-creating the original fault in new steel.
